App for Landlords and Tenants: How to Choose
Your spreadsheet says rent is unpaid. Your tenant says they sent it, and the confirmation is somewhere in a text thread. An app for landlords and tenants should help both people find the payment record—and keep the next repair report or lease document just as easy to find.
Start with your main requirement. Need tenants to pay inside the app? Compare payment-processing tools. Need bank feeds and tax reports? Start with accounting. Need a place to manage rent records, repairs, messages and leases with existing tenants? A shared rental workspace may fit.
This is LocalePM's guide to choosing a rental tool. The comparison below uses vendors' documented capabilities; we have not independently tested these platforms.
LocalePM is available to landlords and tenants worldwide. Landlords use its web console, while tenants use web or mobile. Payments happen outside the platform. Subscription billing is in EUR; you can choose a supported currency for rent records.
What should an app for landlords and tenants do?
Use the same four tasks to compare tools. A feature list matters less than whether you and your tenant can finish the work without losing the record.
| Task | What the landlord needs | What the tenant needs |
|---|---|---|
| Follow rent | Connect amounts due and confirmed payments to the right lease and rental period | Find the amount due and understand the recorded payment status |
| Report a repair | Read the issue, review photos and track progress | Submit the problem and find the response or status update |
| Exchange messages | Find the right conversation without mixing up tenants or properties | Reach the landlord and find earlier replies |
| Find rental documents | Associate the correct files with the property, unit or lease | Open the documents shared with them |
For example, “the sink still leaks” needs more than a new chat message. The useful record includes the unit, the original report, photos, the response and the latest status. Test whether both people can find that history.
Check payment handling separately
Rent tracker software for landlords can record payments without collecting money. A payment-processing service can also initiate or accept payments. Ask which one you are choosing.
Here is a simple bank-transfer example: the monthly rent is due, and the tenant uploads a transfer receipt. That receipt supports the payment record. The landlord still checks the receiving bank account before confirming the payment. A submitted receipt and received funds are different stages.
If you want tenants to pay through the rental app, check supported payment methods, charges for each party, settlement timing and handling of failed payments. If tenants already pay by bank transfer and that arrangement works, evaluate how clearly the tool records and confirms those payments.
Five rental tools to compare
Start with the service that matches your main task. These summaries reflect the vendors' own feature pages, checked October 18, 2026. Features and plan access can change, so confirm the details that matter before moving your records.
| Product | Documented capabilities worth checking | Question to ask during your evaluation |
|---|---|---|
| TurboTenant | Applications, screening, rent payments and in-app messaging | Do you need help finding tenants as well as managing existing rentals? |
| RentRedi | Landlord and tenant mobile apps, rent payments, leases and maintenance requests | Can both sides complete your usual tasks on their phones? |
| Avail | Tenant portal with online payments, lease access/signing and repair reports | Does the tenant experience cover your payment and repair needs? |
| Innago | Direct chat and announcements alongside rent payments, signing and maintenance | Which communication channels and rental tasks do you need together? |
| Landlord Studio | Income and expense tracking, bank feeds and tax-reporting features | Does its accounting and tax-reporting coverage match your country? |
Check each provider’s country availability, supported banks and local reporting coverage. These options overlap. A product listed for accounting may offer other rental features, and a mobile app may also have a web dashboard. The table identifies starting points for evaluation, not exclusive specialties or a feature-by-feature verdict.
For a landlord–tenant communication app, also check access and history: can a tenant find the relevant conversation, who can see it, and what happens when the tenancy ends? For small landlord management software, check how units are counted and what happens to records if you reduce your plan.
Where LocalePM fits
LocalePM's rental workspace connects properties and units with tenants, leases, rent invoices, payment records, repairs, messages and documents. It fits landlords who want to organize work with existing tenants and are comfortable managing it on the web.
Landlords use the web console. Tenants can use the web or mobile app. If a native landlord phone app is essential, compare that requirement with the alternatives above.
Rent is paid by bank transfer outside LocalePM. Tenants upload payment proof, and landlords confirm the payment. LocalePM does not process rent payments, initiate ACH transfers or provide in-app card payments or autopay. Bank or transfer-provider fees may still apply.
Keep your other requirements in view. If you need applicant screening, rental listings, bank-feed matching or rental tax reports, evaluate a tool that explicitly provides those functions. Recording rent invoices does not establish that a product handles the rest of your accounting.
What does the landlord workspace cost?
Each account receives one free rentable unit, assigned to its first rental workspace. That free allowance has no timed trial and requires no card. Additional billable unit capacity costs €3 per unit per month, excluding VAT, billed monthly. Subscription prices below are in EUR, separately from your rent currency.
| Purchased unit capacity | Monthly subscription, excluding VAT |
|---|---|
| First rental workspace, 1 unit | €0 |
| First rental workspace, 3 units | €6 |
| Additional rental workspace, 1 unit | €3 |
Start with your account's free unit.
Creating another workspace does not create another free unit. A property containing several rentable apartments counts as several units. Vacant or inactive units still count toward capacity; billing follows purchased unit capacity, so an empty apartment does not automatically reduce the subscription.
The subscription is billed in EUR. The supported currency you choose for rent records is separate; selecting a rent currency does not convert the subscription price into that currency.
Test the same rental from both sides
Before moving your records, use a sample unit and a tenant test account to check the workflow:
- Set up the rental. Add the unit, connect the tenant and enter the lease details. Confirm that each person can find the appropriate records.
- Follow a payment. Find the amount due and check how the tool distinguishes a submitted payment or receipt from a confirmed payment, using a sample record or product demonstration.
- Report a repair. Submit an example issue with a photo, respond as the landlord and find the update as the tenant.
- Check document access. Share a sample rental document and confirm that the tenant can open it without seeing unrelated records.
- Check what you can keep. Ask how downloads, exports and access work when a tenancy ends or you change plans. Confirm the actual options rather than assuming every app offers the same ones.
A useful test ends with both people finding the same relevant answer: the payment status, the repair update or the correct document. That tells you more than a long feature checklist.
Can tenants start using LocalePM without their landlord?
Either party can start a connection request. The other person must accept before the shared rental relationship is established. A tenant's request does not give them access to a landlord's private records or make the landlord's existing files appear automatically.
Choose around the work you do every month
If your priority is integrated rent payments, a native landlord mobile app or bank-fed accounting, use those requirements to narrow the alternatives above. Check the plan and payment terms for the specific service you choose.
If your tenants already pay by bank transfer and you want to manage rent records, repairs, leases and messages on the web, create your LocalePM landlord workspace. Start with one unit, follow its records from both sides, and decide whether the workflow fits before moving the rest.
